Falls Township Business Granted Sign Wish

For one year, a local Falls Township business went without any signage indicating it existed, but on Tuesday they got their wish.

Last Tuesday, Falls Township's zoning board unanimously approved a requested variance for the sign. The business, Diamond Check Cashing, wanted a sign that would attract its customers, but faced a constant struggle to meet the townships ordinances.

"Basically, we've had a lot of customers tell us they've had a hard time finding us in this location," said owner Keith Yantees. "They would drive right past us. By the time they noticed, they had already went too far."

The building, formerly a pharmacy, had no existing signage. The plans would include a 40 square-foot sign near the edge of the property in the parking lot.

Issue arose with the township over the sign due to an ordinance that requires any signage to be setback a minimum of 25 inches from the road. The plans for the sign had it situated at only five inches from the road.

“It was my feeling ... this position would be the best placement for consistency with signage of the surrounding properties,” said Mike Seserco, the designer of the sign.

Yantees owns 21 Diamond Check Cashing stores in the in the greater Philadelphia and Delaware region, 10 of which are located in Bucks County. One store, located at Five Points in Fairless Hills, has been a part of the community for more than 15 years.
